We build the AI-powered Growth Engine™ that puts you in front of the right buyers across their entire search, so your pipeline keeps filling whether the market’s hot or cold.
The builders who don't build their pipeline when the market is hot are one downturn from a scramble.
In a good year the leads roll in and the show home does its job, so the pipeline you never built doesn't feel like a problem. Then rates move, the cycle turns, and the buyers you were counting on quietly disappear.
They were comparing builders the whole time, often for three to eight months, long before they ever contacted anyone. If you weren't part of that, you find out on the back end, when there aren't enough leads in the pipeline to hit your target.
Your buyer starts with a question, and more and more the answer comes straight from AI before they ever click to a builder's website.
They ask which builder is best in your city, or who builds the most energy-efficient homes in their price range, and a short list of names comes back.
If yours isn't on it, you're not on the initial research list, and you never even see the buyer you lost.
Most builders have no idea how to get their company into those answers. That is the part of the journey that has the biggest influence on the sale, and it is happening without you.
One engine that attracts buyers, answers their real questions, and nurtures them automatically across the entire journey, so it compounds instead of resetting every quarter.
You don't have a marketing problem. You have a pipeline you keep rebuilding from zero.
You didn't get into building homes to become a marketer. It's a gut-punch to build something better than anyone in town and watch a buyer pick the builder they happened to run into first online. We get it. We think the better builder should win.
For 15 years we've worked exclusively with home builders just like you that want to maintain a full pipeline. Our clients have generated more than 128,000 buyer leads, sold more than 9,900 homes, and transacted $3.48 billion in new home sales.

Builders and communities we've helped grow over 15 years.

We build your custom AI workspace, configure HubSpot, set up the automation and reporting, and map the content strategy your team will run month after month.
Buyers find you, trust you, and come to you first, already comfortable because your content answered their questions and built the relationship long before they reached out.
Four parts, one system. Each one does a job no single hire could cover.
Proven marketing strategy, 5 expert content briefs a month, lead-nurturing automation, a custom HubSpot build, and 6 landing-page templates. The machine that keeps your pipeline full.
A custom AI workspace built on Anthropic's Claude.ai platform, trained on your business and your people, that ships publish-ready content, preps sales, and briefs leadership in minutes. You own it. It is a hire, not a tool.
A community of non-competing builders, weekly coaching and office hours, and a full course library on HubSpot, AI, and marketing. You are never figuring this out alone.
Monthly fractional-CMO strategy, plus our team running all of your HubSpot technical support and maintenance. The senior brain, the data analyst, and the back-office hands are all included.
Five builders, one per market, starting together July 6. You build your Growth Engine™ alongside four non-competing builders on the same schedule, so you're never guessing whether you're doing it right.
Technical foundation. We build the systems before the content. Your HubSpot and Engine Room™ get set up and loaded with everything about your business. Brand voice, personas, and your 12-month content strategy get mapped, baselines get captured, and your team joins the Builder Collective™.
Consideration and decision content. Four articles a month answer the questions buyers ask once they're actively gathering information, backed by nurture campaigns that pull your existing database in. This is where the pipeline starts to fill, and you'll see impact inside three to six months.
Awareness and community content. Four more articles a month reach the buyers who aren't searching yet, the problem-aware and the not-yet-aware. The engine gets longer and more complete every month, capturing demand earlier and earlier.
How the market exclusivity works:
We handle the expert work: strategy, the monthly briefs, your HubSpot, the automation, the reporting. Inside your own AI workspace, the Engine Room™, your team turns those briefs into published content, gets it distributed, and builds your presence across search and AI, in minutes a day instead of weeks.
An earlier, done-for-you version of this grew Sterling Homes' traffic 291%, leads 277%, and homes sold 142% over three years. That was before AI-powered content even existed. The engine is the same. Now your own team runs it.

"Velocity23 really understands the shift in consumer home buying patterns and has been instrumental in helping our company see the shift as well. We would not have been this successful without their help."
Before we talk about your investment, look at what's actually in here. Every component priced at what it costs to buy on its own, the way a builder would have to assemble it: a build cost up front, a monthly run cost after that, and the done-for-you head start we hand every builder.
These aren't padded numbers. Every line is what the piece actually costs when you buy it on its own. We added it up so you don't have to.
Values shown are standalone-market estimates, not an invoice.
We are so confident in this program that we put our money where our mouth is.
How it works. During implementation, we run an ROI analysis using your specific business metrics (annual sales, average home price, profit margin). We agree on a conservative growth target based on the same benchmarks behind the Sterling Homes results. You sign a Conditional Performance Guarantee agreement documenting the target and the conditions. At 12 months, we review. If you've met the conditions and haven't hit the target, your billing pauses until you do, for up to six additional months.
We don't ask you to take our word for it. We put our revenue on the line, alongside yours.
Refer a builder who joins any cohort and you both get $500 a month off, for the life of your membership. The discounts stack to a cap of five referrals ($2,500/mo). Founding Cohort 1 builders can stack all the way to eight and get down to $1,000/mo. Once we move past Cohort 1, the cap drops to five for everyone.
Why do we do this? Because we genuinely want to reward you for helping us grow. When you refer a builder, everybody wins. You save money on a program you're already getting value from, the builder you refer gets help and a discount, and we grow a community of builders who push each other to get results. It's free marketing for us, so why wouldn't we make it worth your while to keep doing it?
A few questions so the conversation is useful from minute one. If it is not a fit, we will tell you. No pressure, no pitch.
The videos showed you pieces. This is the full presentation we walk every builder through, the entire Growth Engine™ laid out end to end. Drop your email and we'll send you the link to open it.
We ask for your email so we know who's serious, and we keep the deck off public search so competitors can't copy the playbook. The link and password arrive by email.
Straight answers, including the ones most agencies dodge.
HubSpot is required. It is the brain of the program and your central hub for all your marketing and sales data. You will want Marketing Hub Professional ($1,000/mo) plus Sales Hub Enterprise ($150/mo per seat, and how many seats depends on your sales team), plus a one-time $250 template migration our partner OneMetric handles. We recommend Enterprise over Professional because it includes custom objects, and a lot of what we build in your Growth Engine™ depends on them. You can get by on Professional, but you lose some of that tracking, so we don't recommend it.
Beyond HubSpot you will need ConvertBox for pop-up lead capture (a one-time $495) and a professional Zapier plan (about $20/mo), plus a Claude Teams plan with one premium seat (about $250/mo) to run the Engine Room™. Most of these offer annual plans at a discount, and as a 15-year HubSpot partner we can work with HubSpot on your behalf to secure the best pricing if you are not already on it.
The one number to plan for is ad spend. The program is built to run on a minimum of $2,500 a month, mostly Meta with retargeting across Meta and Google, and it is required for the performance guarantee to apply. In most cases builders are already spending more than that online, and we help you allocate and optimize it so your budget works harder. The enterprise tools we use to build your reporting (Ahrefs, AI visibility tracking, analytics) are on us. You do not pay for those.
Two seats are open for the July 6 cohort, and they're filling first-come. Book a fit call and we'll tell you straight, on a quick conversation, whether this is right for your business.
