How it works. During implementation, we run an ROI analysis using your specific business metrics (annual sales, average home price, profit margin). We agree on a conservative growth target based on the same benchmarks behind the Sterling Homes results. You sign a Conditional Performance Guarantee agreement documenting the target and the conditions. At 12 months, we review. What is a cohort, and when does the next one start?
A cohort is five builders who start together, one per market, and the next one kicks off July 6. The real difference is what happens every week after that. Through your premium seats in the Builder Collective™, the whole group meets on Zoom, casual and open, to see what is working in each other's markets. We share the data across the cohort so everyone can see what is happening for everyone else, and you get to ask the room things like how another builder handled the exact thing you are stuck on. You learn together, trade notes, and pull each other forward. That is what working one-on-one with an agency can never give you, and it is the part builders tell us they value most.
Do we really pay $10k + $5k/mo? What does it buy?
Yes. $10,000 to build it, $5,000 a month to run it. That monthly covers your four blog article briefs plus one lead magnet brief, your HubSpot technical support, the automation, your executive reporting and data analysis, your Engine Room™ updates, and your premium seats in the Builder Collective™. We put the number right on this page on purpose, and the value stack above breaks down every piece.
What subscriptions do we need on top of that?

HubSpot is required. It is the brain of the program and your central hub for all your marketing and sales data. You will want Marketing Hub Professional ($1,000/mo) plus Sales Hub Enterprise ($150/mo per seat, and how many seats depends on your sales team), plus a one-time $250 template migration our partner OneMetric handles. We recommend Enterprise over Professional because it includes custom objects, and a lot of what we build in your Growth Engine™ depends on them. You can get by on Professional, but you lose some of that tracking, so we don't recommend it.

Beyond HubSpot you will need ConvertBox for pop-up lead capture (a one-time $495) and a professional Zapier plan (about $20/mo), plus a Claude Teams plan with one premium seat (about $250/mo) to run the Engine Room™. Most of these offer annual plans at a discount, and as a 15-year HubSpot partner we can work with HubSpot on your behalf to secure the best pricing if you are not already on it.

The one number to plan for is ad spend. The program is built to run on a minimum of $2,500 a month, mostly Meta with retargeting across Meta and Google, and it is required for the performance guarantee to apply. In most cases builders are already spending more than that online, and we help you allocate and optimize it so your budget works harder. The enterprise tools we use to build your reporting (Ahrefs, AI visibility tracking, analytics) are on us. You do not pay for those.

How quickly will we see results?
Pipeline impact in 3 to 6 months, and full maturity around 9 to 12. We also want results as fast as possible, which is why we built in the Fast Start bonus: three triple-optimized blog articles, a lead magnet, and a pop-up capture window, set up and running within your first four weeks so you start generating leads early while the rest of the engine gets built.
What if our team isn't tech-savvy?
If they can use email and a web browser, they can run the Engine Room™. We train them, and the Builder Collective™ has weekly office hours.
How is this different from hiring an agency?
An agency is a vendor you rent. The day you leave, you walk away with nothing, because everything they built lives on their side of the fence. This is the opposite. Everything we build is yours to keep: the Engine Room™, the content, the HubSpot setup, the automation, the strategy. How does market availability work, and is mine still open?
One builder per market, locked to them for the life of the engine, so once a market is taken it is closed for good. We open one seat per market and only five builders per cohort, and the July 6 cohort has two of its five seats open, filled first-come.
